This experience is not meant for the faint of heart, Expectant Mothers, claustrophobic, asthmatic, or those suffering from recent Surgery, Trauma, Phobias, Heart Conditions, PTSD or any other MENTAL, PHYSICAL, or MEDICAL AFFLICTIONS.
HOW LONG DOES THE EXPERIENCE LAST?
Approx 90 minutes
WILL THERE BE ANY AUDIENCE PARTICIPATION?
During your 90 minute heart pounding experience, you will explore the 35 floors, spread over seven buildings in a completely free flow fashion. You, and you alone choose the course of your adventure. Due to the unique and personalised nature of the event, no two players will have the same experience. Audiences are completely active in the production, and their journey is solely dictated by the choices they make within. Less brave souls, or those who wish to proceed through the experience purely as a spectator may purchase a ‘No Touch Chicken’ at the venue, that will provide complete protection and invisibility from the creatures within. When you walk through our doors, you’re stepping into our horror story, and tonight, you’re the star.
WHAT TIME SHOULD I ARRIVE?
Patrons must arrive no later than 30 minutes prior to their scheduled entry time
WHERE IS IT?
Variant31 takes place in a secret location in Central London. Ticket bookers will recieve details via email.
WHAT WILL HAPPEN IF I AM LATE?
Late arrivals will be accommodated for the next entry time, on the same date, space permitting.
WHAT IF I NEED TO LEAVE THE ATTRACTION DURING THE EVENT?
If you leave the attraction for any reason, there is no re-entry.
IS THE SHOW SUITABLE FOR MY CHILD?
All patrons must be 18 or over. The production utilizes strong language, simulated violence and is a high adrenaline, fast paced, full contact survival game.
IS THE EVENT FULLY ACCESSIBLE?
Sadly not due to the tight corridors, moments of pitch blackness, winding stairs, sudden loud noises, strobe lights, and content of an intense nature: the production will not be suitable for all guests, in particular guests with mobility or emotional restrictions.
CAN I TAKE PHOTOGRAPHS OR VIDEO INSIDE THE THEATRE?
No cameras or video recording are allowed.
IS THERE A CLOAKROOM?
The Production operates a cloak room, where all ancillary items must be secured prior to your experience. Guests are not permitted to bring any items into the experience.
IS THERE A BAR?
In addition to the game, we feature four expertly themed bars, one in the beginning, and three within the game area. Each ticket includes a complimentary drink, which is redeemable at the start from the Serum Dispensary. We find partaking in a little liquid courage before the terror begins, helps to calm the nerves. Once inside the game, you may stop off at any of the three Quarantine check points as often as you’d like, take a breather, and recharge before you bolt back into the madness.
Featuring a world class cocktail and craft beer experience, the show continues as you explore the one of a kind, highly themed nightclub space. With guest DJ’s, Zombie Strippers, and immersive performers populating the immense apocalyptic cyberpunk raze, CLUB Z, the show continues well after you’ve escaped the sprawling arena.

IS THERE A BOOKING FEE?
Tickets can be booked online for free but to have tickets posted or collected at box office there is a £1.75 charge on top of the whole transaction. If guests book over the phone there is a £2 charge per ticket.
WHEN WILL MY TICKETS ARRIVE?
If you choose to have your tickets posted to you, your tickets will arrive no later than five days prior to the performance. If you book less than five days prior to the performance, you will need to collect your tickets. Details relating to the attraction's location will be sent via email closer to the event.
HOW DO I ARRANGE REPLACEMENT TICKETS?
If your tickets have been lost or damaged, let us know as soon as possible. We are unable to post reprinted tickets, and you will need to collect them in person prior to the performance. Photo ID and the card used to book the ticket will be required to verify your booking. There is a charge of £1 per ticket for re-prints.
WHAT SHOULD I DO IF I HAVEN’T RECEIVED AN EMAIL CONFIRMATION?
Please check your ‘junk’ or ‘spam’ folders. If your confirmation email has been delivered to one of these folders, please add our address to your saved contacts. If you haven’t received a confirmation email at all, please contact us at [email protected]
WHAT IF I WANT TO EXCHANGE MY TICKETS?
We can exchange tickets if you contact us at least 72 hours prior to your scheduled start, subject to availability. There is an exchange fee of £1.50 per ticket. We are unable to post exchanged tickets, and you will need to collect them in person prior to the performance. Please note that you will need to return the original tickets by post or in person before we can issue any exchanged tickets.
CAN I GET A REFUND FOR MY TICKETS?
Once you have purchased tickets they cannot be refunded, unless the performance has been cancelled or rescheduled. KX Tickets is not liable for adverse weather conditions, travel arrangements, or other factors that may cause you to request a refund.
CAN I BUY TICKETS FOR SOMEBODY ELSE?
Yes. Please provide the name of the person attending at the point of purchase. If the named ticket holder can no longer attend and somebody else will be collecting the tickets, please contact us and let us know. We will not be able to issue tickets to anybody other than the named ticket holder without their verification in advance. Please note that, to participate, all audience members must complete our sign in process which includes agreeing to the terms and conditions of the entry, as well as signing an indemnity waiver.
